A commercial floor has two jobs: it has to look like the business it sits inside, and it has to survive everything that crosses it. Those two goals fight each other constantly. A floor that photographs well at the grand opening often shows every scuff by quarter two. A floor built for forklift traffic is usually too industrial for a retail showroom. The right system balances both — and that balance is a spec decision, not a product decision.

Robert builds commercial systems around the actual load. A Porsche dealership showroom gets a high-gloss pigmented epoxy with a chemical-resistant polyaspartic topcoat that holds its clarity under sodium lighting. A CrossFit floor gets a textured broadcast with heavy aluminum-oxide in the topcoat so dropped barbells don’t chip the color layer. A retail build-out gets a lower-sheen finish with seamless cove so the cleaning crew doesn’t scrub grout lines every night. Same family of materials, entirely different specs.

02 · Prep

Diamond Grind to Spec

CSP-3 for standard polyaspartic systems, CSP-4 for high-build urethane. Industrial grinders with HEPA-vac capture.

03 · Primer

Vapor-Mitigated Base

Epoxy primer rated for slab moisture. If readings exceed 8 lbs MVER, a full mitigation membrane gets written into the spec.

04 · Build

Pigmented High-Build Epoxy

Two-coat pigmented epoxy for showroom clarity, or a high-build urethane for heavy load environments. Pigment matched to brand specs.

05 · Topcoat

Polyaspartic or Urethane Wear

UV-stable polyaspartic for showrooms; aliphatic urethane for gyms and industrial. Matte, satin, or high-gloss — finish dialed to the brief.

06 · Detail

Expansion & Cove Work

Control joints honored with flexible fills. Cove base where specified. Edge-work crisp enough for architectural photos.

Prep Window

Build Coats

Pigmented base and high-build coats applied per datasheet. Each coat inspected for film thickness and holiday-free coverage before next layer goes down.

Topcoat & Turnover

How is a commercial system different from a residential garage floor?

Material family is similar; film build, chemistry choice, and topcoat selection all change. Commercial systems typically run thicker base coats, specialty primers rated for higher moisture emission, and aliphatic polyaspartic or urethane topcoats selected for the exact chemical and abrasion profile the space sees. A Porsche showroom and a CrossFit gym look nothing alike on paper even though both are “commercial epoxy.” Send the space details and we’ll build the right spec.

Can you match the brand color standards exactly?

Yes. Pigment is custom-blended to Pantone or architectural spec. For brand-critical projects we produce sample boards under the actual site lighting before the install goes down. Franchise rollouts get a master sample that locks color across all locations.

What kind of warranty comes with a commercial install?

Manufacturer product warranties run five to ten years depending on system. Our installation warranty covers workmanship for two years on any commercial project. Will the install shut down the business?

Almost never. Most commercial projects run off-hours: an overnight for retail, a weekend for a gym, a planned closure for an auto showroom. Fast-cure polyaspartic topcoats let us turn a space back over inside 24 hours of topcoat. We build the schedule to fit your operating calendar.

Is this rated for forklift traffic?

A high-build pigmented epoxy with urethane topcoat handles pneumatic and solid-tire forklifts routinely. Steel-wheel traffic or hot-tire stacker trucks push us toward a urethane mortar system — a heavier spec covered on our industrial floor coatings page.

Do you coordinate with the GC or tenant architect?

Yes — multi-trade GC coordination is standard on build-outs. Robert attends substrate-readiness meetings, submits product data for architect approval, and sequences with mechanical and finish trades so the floor goes down at the right point in the schedule.
